How to Choose a Cash Home Buyer in Southwest Florida (and Avoid Scams)

What to check before you sign, and the red flags that should make you walk away.

Cash home buyers can make selling simple, especially when a house needs work or you are short on time. But not every company that says “we buy houses” operates the same way. Here is how to protect yourself and pick a buyer you can trust.

1. Check reviews and how long they have been around

Look the company up on Google Maps. A real local buyer will have a verified Google Business Profile, a physical address, and reviews from actual sellers that mention real situations. Be cautious with companies that only have a website, a P.O. box, or a handful of vague reviews.

2. Get the offer in writing

A verbal number means little. Ask for a written purchase contract and read it before you sign. Look at the price, the closing date, who pays which closing costs, and any inspection or due diligence period that lets the buyer cancel.

3. Ask if the price can change

Ask directly whether the offer could drop after an inspection or walkthrough, and why. A trustworthy buyer will explain how they priced repairs up front, so you are not surprised at the last minute.

4. Close at a licensed title company or attorney

In Florida, most sales close through a title company or a real estate attorney. Look the title company up yourself and call them at a number you find independently. The earnest money deposit should be held by the title company, not by the buyer.

5. Red flags to watch for

  • Any request for an upfront fee from you
  • Pressure to sign the same day or “before the offer expires” in hours
  • Asking you to sign a deed or transfer paperwork outside of a formal closing
  • Wiring instructions sent by email or text that change at the last minute, which is a common wire fraud scheme
  • A contract with a very long inspection period and an easy way for the buyer to walk away

6. Compare your options

It is fine to get more than one cash offer, and to compare them with what you would net by listing. Our guides on cash offers vs. listing and Florida seller closing costs show how to do that math.

Questions

Common questions

Are “we buy houses” companies legit?

Many are, but quality varies. Check reviews and time in business, get the offer in writing, and make sure closing happens at a licensed title company or attorney you can verify.

Should I ever pay a fee to a cash buyer?

No. A legitimate cash buyer should not ask you for an upfront fee to make an offer or buy your house.

How do I know the buyer has the money?

Ask for proof of funds, and make sure the earnest money deposit is held by the title company, not the buyer.

Can I get more than one cash offer?

Yes. Getting a few offers and comparing them with what you would net from listing is a smart way to decide.
